Schlotzsky’s recognizes the importance of site submittals from brokers and developers. We encourage you to submit potential sites for our consideration.

Please see below for Schlotzsky’s real estate requirements, site selection criteria, and current targeted growth areas.

Real Estate:

  • Freestanding (Existing conversion, Ground Up or Build to Suit Considered) with drive-thru, or
  • End-cap with drive-thru, or
  • Non-traditional locations with captive audiences (college campuses, airports, etc.)

Site Selection Criteria:

  • +/- 3,000 square feet
  • Min 30K residential population in trade area (~3 miles)
  • Min 15K daytime population in trade area (~3 miles)
  • Median income of $50K and higher
  • Median age of 40 or lower
  • Dining > 80 seats
  • Minimum store front frontage 40 feet
  • Parking spaces > 30 stalls
  • Site area SF- 30,000 SF (free-standing only)
  • Unobstructed view to main road. Visibility is key!
  • ~30K cpd in front of site
  • Easy ingress/egress with at least 4 points of access into the site
  • Signalized corner
  • Maximum signage allowed by code, adequate pylon signage
  • Strong anchored centers or high profile convenience centers located in the high retail synergy areas as well as restaurant magnet areas
  • Strong activity drivers around the site such as hospitals, schools, parks, office complexes
  • Opportunity for exterior patio for additional seating
  • Quality image of shopping center
